Site & Budget Review
Before drawing a single line, we visit your lot. We look at orientation, setbacks, drainage, utilities, and any site-specific constraints. This shapes the design from the start, not as an afterthought. At the same time, we align on a realistic budget range so the design stays buildable.
Design & Planning
Our team designs your custom plan in-house. Floor plan, elevations, structural, all under one roof. We create a full 3D rendering of the home and guide you through design choices and material selections. You review at each stage and approve every detail before we move forward.
3D Visualization & Walkthrough
Once plans are approved, we render your home in full 3D. Walk through every room, see ceiling heights, natural light, how the kitchen flows into the living space. Photorealistic renders and an immersive walkthrough video let you review everything on your own time and request any last changes before we ever touch the ground.
Permitting & Pre-Construction
We handle all permitting with Leon County and surrounding jurisdictions. While permits are being processed, we finalize material selections, schedule subcontractors, and order long-lead items. When the permit is in hand, the site is ready to go, no delays waiting on materials that weren’t ordered in time.
Construction
The same family that designed your home manages the build. We’re on-site regularly, coordinating every trade and holding every subcontractor to our standards. You receive regular updates and are welcome on-site at any stage. If something needs to change, you hear it from us directly, not through a project manager who’s never met you.
Closing Stage
Before we hand you the keys, we walk every room with you. Every finish is inspected, every system demonstrated, every question answered. If anything isn’t right, we correct it before you move in. The goal is a home that matches what you approved on day one, and a handover you feel completely good about.
